Will this affect my credit and do I have to pass a credit check?
No. The transaction will not affect your credit profile and you do not have to pass a credit check because Alternativa will be purchasing the property. You will have to pass a credit check only when the term is over and you are ready to transfer the house to your name.
Do i need a down payment?
Yes, you will need a minimum of 10% of the purchase price of the property to be purchased.
What fee will I be charged?
Alternativa usually charges between 2% and 7% fee depending on the situation.
Who is the owner of the property?
Alternativa will be the owner of the property and hold the house for you.
How do I accumulate sufficient down payment?
Your monthly payments will include an amount that will be accumulated towards your down payment on your purchase.
How do you determine resale price?
The resale price at the end of the term will be determined by Alternativa and yourself at the time the initial agreement is signed.
What will the duration of my agreement be?
The duration of the agreement will be determined based on your income, credit history/score, your living expenses, down payment, and other important criteria.
Who will do the repairs and maintenance to the property?
Since you will be the eventual owners of the property and since you will be living in it, you are responsible for all current and future repairs and maintenance.
Can I make any changes to the property?
You can make changes to the property but all changes must be approved by Alternativa. You need to request the change in writing and Alternativa will provide you with a confirmation.
What happens if I cannot get financing from an institution at the end of the term?
Depending on the status of your file during the course of the term, you may be granted a yearly renewal. This will provide you with more time to improve whatever is necessary to purchase the property.
How can I be sure you will sell the house to me at the end of the term?
Alternativa is an ethical investor that follows all agreement details and has no interest in occupying your property.
I received a 60 day notice and my bank does not want to renew my mortgage. Can you help me?
Yes. Alternativa is ready to help anybody in these situations provided there is an advantage for you to do so.
Will there be any hidden costs that I will not be aware of?
Never. All fees and costs will clearly be outlined in the initial agreement. Alternativa always asks you to verify the contract with your personal lawyer to make sure everything is understood and accepted by you.
